When looking for real estate properties, you need to work with an expert. Yes, there are a lot of ways to go and find a foreclosure in probates and for-sale-by-owner, but when you are starting out in real estate there are so many pitfalls and so many unknowns you need to be working with an expert. When I find a property and I go through a realtor, I don't necessarily try to buy the house that is for-sale-by-owner, I wouldn't know where to begin to do the proper contracts and I'm an expert. The proper contracting, the finagling of title, and all these things that people have no idea what they'd be getting into. Its not just about knocking on someone's door and be like “Hey, I want to buy your house here's a check.” it is an incredible process and you need an expert to walk you through a step-by-step to be sure that you are saving money in every step, and that you are not spending more money than you need to.
