In regards to security for private sales, what you can do to reduce the security risks of selling privately is to make sure that whenever you have a buyer coming to see your house, you always have somebody else with you. This security measure I think is a very good idea by not showing someone your house on your own. For security it's also a good idea if you have any valuable things on display to take them and put them in a box and tuck them under the bed.
