Does Anyone Have Advice On Selling Your Own Home?

Selling our home without a realtor. We have an offer after one look. They want to come back and bring a family member, grandfather (who is a realtor). He says he has some papers (unsure what papers). A little leary with family member being professional and we are doing this on our own. Also can we get them to pay all closing costs( title insurance, inspections, etc) ANY advice on selling on your own would be great.

SORRY....the message below was juggled when uploaded to post. W/Concessions would be $100-$5 in credit will net seller $95..or buyer can make a flat offer of $95....seller's net before closing costs is the same.

Regarding closing costs...buyer should pay their closing costs, (Title insurance, home inspection, points, etc) unless they ask for a seller's concession..the offer would work as follows: With a Seller's Concessions W/O Seller's Concessions $100,000 offer Flat offer of $95,000 5,000 seller's credit or concession ----------- $ 95,000 seller's net before seller's closing cost. ps...In NJ...a Seller's commission cost is based on Seller's net after the concession, i.e. $95K...(in case you pay the buyer's agent a commission)

I am a RE Agent. If you are selling w/o an agent, you should at least rely on a RE Attorney. He will review all of the legalities for you and act in your best interest. Some things to note: 1. Usually when selling w/o an agent the buyer will look to lower the price by what would normally be paid in commission, and then offer even less assuming the seller will couter offer. 2. The agent comng w/the buyer may ask you to pay him a commission for "bringing" the buyer. In NJ, that is traditioally 3%. Possible a commission agreement is what he will ask you to sign. For the most part, usual fees will apply for prepartion of deed, affidavitt of title and obtaining a payoff from your current mortgage company. I have worked a FSBO representing the buyer and the seller utilized the same title company as the buyer prepare the above reference docs...or you can use an attorney. A lot may vary from state to state regarding home inspections, radon testing and the attorney review period, do your homework on what responsibilties and timelines adhere to your state. Try google before you speak to an attorney..this may help prepare you to understand what he or the buyer's RE is talking about. Better yet, check you local office supply store for a general residential contract and READ!! Good luck to you!

You don't say why you are selling without a Realtor. They can be worth their money. In any case you need and independant surveyor to perform a valuation.
