      <description>&lt;p&gt;Various jurisidictions have various laws.  To seek legal help start at the most local level because those tend to be the most specific.  Unfortunately, I doubt anyone has a law on equal rent.  First, different apartments are valued differently.  First floor apartments tend to be highly desirable to families and top floor apartments tend to be more desirable because they may have high ceilings.  Then one must factor in demand.  Leases begun right before the school year tend to be more expensive than those begun at other times because many people move at the time.  If you have a lease, then your rent generally cannot be changed during the lease but can be when it is renewed.  If you have been a loyal tenant, you may be able to appeal to the management company instead of simply the on-site manager.  The company will want good press and long leases so they may give you something in exchange for the increased rent.  They will rarely do significant renovations while you still live there.  They wait until it is "on the market" again so that they can spruce it up for a quick contract.  &lt;/p&gt;</description>
