When is it time to look for a new estate agent?

You will get a gut feeling as to whether your estate agent is doing a good or a bad job. The fact of the matter is if there are no viewings happening on your property and if they are pushing you for a price reduction, it may well be time, especially if you consider the market store to be quite good, to perhaps think about to be moving to another estate agent. For me, I tend to use my gut reaction to these things. You know if your relationship is going wrong.

Once I employ an estate agent, can I decide to sell privately?

Yes you can sell privately, but you do need to consult your contract. When you find the original contract agreement with the estate agent, you'll need to check that they haven't got sole selling rights. However, that doesn't mean then that you can negotiate with someone else. So the answer is you can, but you need to check it in your contract before you start the process.

If I have given my agent sole selling rights, what happens if I sell privately?

If an estate agent has sole selling rights that means you pay them a fee, whoever buys your property.
