When you are buying a property that is run down, there's probably three main areas that you need to focus on to add immediate value to the property. Fixtures and fittings is basically the general description I'd give to these areas which add value. Things like the bathroom. Make sure you've got rid of the old bathroom suite and you've got a nice shiny new one. It's got to be a white suite and it's going to have a power shower to add value. In the kitchen, you probably going to need to rip out the old kitchen and replace it, to add any value. Now, this is a problem that I see with a lot of developers. They think "it'll do, just a lick of paint is all that it'll need". We have to remember, it's women that usually buy property. And if you are not appealing to the woman who will probably be spending quite a lot of time in that kitchen then you are potentially going to lose your sale. So, putting a new kitchen in there is really important to add value, or sell at all. And the third thing and the most cost effective thing you can do any property to add value is to change the light fittings to something that's very modern and very trendy. It's the one thing that doesn't cost very much but it makes a massive difference to the whole look and feel of the house, and so adds value.
