How flexible on price you are, depends on how many viewings you have had. If you have had a lot of viewings of your property, and you only get one offer, then the chances are that defines what the value of your property is. If you find that you've got two or three bidders on the place and you've had ten viewings or so then obviously you can be less flexible on price. So, I think you need to make your decision on how flexible you are with the price, you understand, on how many viewings you have had on your property and what your estate agent is telling you.
