How many options will my property search company give me?

A property search company will give a client as many options as is required to get the right house. There is no short cut. We need to be looking at houses that are specific, and of course as time goes on and brief becomes refined and we clearly understand exactly what our clients are looking for. We will present fewer houses as options, but we need to keep going until we find the right house.

Will a property search company look at homes that are not on the market?

A property search company should be looking at homes that are not on the market. Sometimes these are houses which are about to come to the market, and good relations with estates agents means that they will give use pre-warning of these houses coming to the market. That's the first part. Secondly, we'll also be looking at houses where people ring us privately. However, if they ring us privately asking us if we have a client that wants to buy their house, and we do, we will recommend that they get themselves an estate agent to represent them on their side of the market.

Do property search companies ever approach vendors directly?

Property search companies like ourselves will never approach a vendor directly. Approaching vendors directly is extremely unprofessional. If we have a question that we need to ask the vendor, the vendor will themselves have an agent. They may have a solicitor and that is the correct channel. We are here to try and make the whole process of buying and selling houses more pleasant. Giving both sides more time, not putting them under any pressure, not hassling them with overt pressure, that's why. So we will never approach vendors directly.

How long will it take for a property search company to find a property that I like?

How long is a piece of string is how long it takes a property search company to find a client the right house. We are not here to pressure clients into buying houses. We are here to find the right house. And that is up to the client. So it may sometimes take up to two years to find a client the right house, but that's where we get you in the end, the right house.
