How soon will I be able to view a property found by the company?
You'll be able to view a property that we find as quickly as you can get down to have a look at it. We will have viewed the property, and we will have made sure that it is the right property and if we present it to a client, then we know that it should be of interest to them. People have busy lives, but we like people to come down and view properties which we think are right as soon as they possibly can.
Will a property search company arrange viewings around my availability?
A property search company always has to arrange viewings around our clients' availability. However, in a competitive market when it's the right house which we think there's going to be a lot of competition for, then we really encourage our clients to come and have a look at the earliest opportunity, because the earlier you get into the process of having a look at the property, the earlier you can go back for a second viewing and the better placed you are in terms of negotiating that property.
What is the most important thing to find out about a home during a viewing?
The most important thing to find out about a property at the first viewing is “do you like it?” That's the crucial thing--do you like it, does it have the right feel? Second viewing, you should be looking at does it have the right accommodation? How much might it cost to change things around a bit to make it suit you? But at the first viewing, “do you like it”--that's crucial.
What questions should I ask during the viewing?
A lot of the questions will be asked by the property search company, and you can leave a lot of them to us. However, you should be asking how long the vendors have been there, what their intentions are, where they are planning to go, what changes have been made to the property, and what changes they might have liked to have made to the property, because that's a good idea of where the property could go.
What information should I give the vendors during the viewing?
When viewing a property, we always encourage our clients to give as little information about themselves to the vendor and the vendor's agents when they're viewing the property. Yes, be open and be friendly and talk about yourself a bit. However, please, we always say to our clients, make sure that you don't give the vendor or vendor's agent any indication of your financial position. This is really important information when it comes to negotiating for the property, we want to keep this information close to our chests at this stage.
