When is the right time to lower the price of my home?

When your house is not selling, the best time to lower the price of your home is after a couple of months. When you first start selling a house, you create a lot of excitement in the marketplace because your house or flat is on the market. If you haven't sold it in the first couple of months, or even really in the first month, especially if houses are changing hands quickly, it really does mean you are probably asking too much for your house and therefore should lower its price.

I haven't had any viewings - what should I do?

When your house isn't selling and you haven't had any viewings, I think the thing to do is to re-look at your entire marketing strategy. Go back to step one and look again at where you've advertised your property, which websites you've used, and whether there are other marketing media that could work better for you. This should then start to bring in some viewings.

I've had a lot of viewings but no offers - what should I do?

If you've had lots of viewings but no offers it may well be that the price you're asking is too high, or it may be that you've not really prepared your house well enough for selling it. I would look at your house with a very critical eye, and if there are a couple of rooms that need repainting perhaps think about repainting them. If your garden - your front garden specifically, is in a mess, get a few pot plants and make things look a bit prettier. Another good thing to do is perhaps approach the people that have been to see your house and ask them what they felt about your house. Did they feel it was too expensive? Did they feel there was too much work to do? Did they feel that it was a bit grubby? In which case maybe getting a team of cleaners in to give it a good spring clean might do the trick.
