My house isn't selling - what should I do?
If your house isn't selling you have three real choices. One is to take it off the market, but if you want to sell it then that's obviously not particularly a good option. Second option is to reduce the price with the same estate agent that you've got, reducing the price is going to bring it into the price range of a lot of new buyers. There is no point in doing a token reduction however, it's going to have to be a fairly substantial reduction. The third choice is to go with another estate agent. Now, it's quite conceivable that another estate agent could be a chain of estate agents or a better local agent and he may have a different market. So options two and three are valid and only you will know whether you prefer two or three.
Should I trust my agent when he tells me to accept a low offer?
Deciding whether or not to accept a low offer should be based on how many viewings you've had. If you've only had two viewings and your estate agent is pushing you to accept a low offer, the chances are he's trying to turn his business over and keep things selling. If you've had 25 viewings and you've had only one low offer, chances are that's probably where the market value is. So, you need to appraise your decision as to how many viewings you've had.

The last comment regarding quantity of viewing is rubbish. if you have only had two viewings then surely the house is on the market for to much money and indeed should take a lower offer.
